Wyoming Real Estate License Requirements

The Wyoming Real Estate Commission oversees all real estate matters in the state of Wyoming. The types of licenses the commission currently issues are salesperson and broker licenses.

The requirements to become a real estate agent [salesperson] or broker in Wyoming are as follows:

SALESPERSON LICENSE REQUIREMENTS:

To be eligible for a Wyoming salesperson license, applicant must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Applicant must submit fingerprints and undergo a criminal background check.

No prior real estate experience is required to obtain a Wyoming salesperson license.

Applicant must complete the Salesman I Course and the Salesman II Course.

After completing the prelicense education requirements, applicant must pass the national portion of the salesperson exam with 70 correct answers and the state portion with 24 correct answers. The national portion of the exam consists of 100 questions. The state portion consists of 32 questions. During the exam, questions from the state and national portions will be intermixed. Applicants have 3.5 hours to complete the exam.

A Wyoming salesperson license application must be submitted within 90 days of passing the exam along with proof of Errors & Omission insurance. Applicant must also submit proof of sponsorship by a licensed broker in Wyoming.

All Wyoming salesperson licensees must complete 45 hours of continuing education during each three year renewal period, which includes 24 hours of required coursework and 21 hours of elective coursework.

Wyoming is a non-reciprocal licensing state.

Exam Fee: $140
Salesperson License Fee: $300
Fingerprint Processing Fee: $39


BROKER LICENSE REQUIREMENTS

To be eligible for a Wyoming broker license, applicant must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Applicant must submit fingerprints and undergo a criminal background check.

At least two years of active real estate experience is required to obtain a Wyoming broker license.

Applicant must complete the Broker I Course, Broker II Course and Broker Management Course.

After completing the prelicense education requirements, applicant must pass the state portion of the exam with 30 correct answers and the national portion of the broker exam with raw scores that exceed the minimum passing level in both Information Gathering and Decision Making. The national portion of the exam consists of 10 simulation questions with a 2.5 hour time limit. The state portion consists of 40 questions with a 1.5 hour time limit.

A broker license application must be submitted within 90 days of passing the exam along with proof of Errors & Omission insurance.
