Washington Real Estate License Requirements

The Washington Real Estate Commission oversees all real estate matters in the state of Washington. The commission currently operates on a broker-only licensing system. The types of real estate licenses the commission currently issues are broker and managing broker licenses.

The requirements to become a real estate agent [broker] or managing broker in Washington are as follows:

BROKER LICENSE REQUIREMENTS:

To be eligible for a Washington broker license, applicant must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Applicant must submit fingerprints and undergo a criminal background check. Fingerprint cards may obtained at the testing center.

No prior real estate experience is required to obtain a Washington broker license.

Applicant must have a high school diploma and complete 90 hours of prelicense education courses, which must include:
60 hours of Real Estate Fundamentals
30 hours of Real Estate Practices

Application to take the broker exam must be submitted within two years of completing the prelicense education course.
Applicant must pass both the national and state portion of the broker exam with a minimum score of 70%. The national portion of the exam consists of 100 questions. The state portion consists of 30 questions. Applicants have a total of 3.5 hours to complete the exam.

A Washington broker license application must be submitted within one year of passing the exam along with proof of sponsorship by a licensed broker in Washington.

All first-time broker licensees must complete 90 hours of continuing education courses, which must include:
30 hours of Advanced Practices Course
30 hours of Real Estate Law Course
30 hours of continuing education, including a 3 hour core course.

After the first renewal period, licensees must complete 30 hours of continuing education, including a 3 hour core course and a minimum of 15 hours must be completed within 24 months of renewal date.

Washington is a non-reciprocal licensing state.

Fees to obtain a Washington broker license include:
Exam Fee: $138.25
Broker License Fee: $146.25
Fingerprint Processing Fee: $35.25
Renewal Fee: $146.25


MANAGING BROKER LICENSE REQUIREMENTS:

To be eligible for a Washington managing broker license, applicant must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Applicant must submit fingerprints and undergo a criminal background check. Fingerprint cards may obtained at the testing center.

At least three years of active real estate experience is required to obtain a Washington managing broker license.

Applicant must have a high school diploma and complete 90 hours of prelicense education courses, which must include:
30 hours of Broker Management
30 hours of Business Management
30 hours of Advanced Real Estate Law

Application to take the broker exam must be submitted within two years of completing the prelicense education course.
Applicant must pass the national and state portion of the managing broker exam with a minimum score of 75%. The national portion of the exam consists of 10 simulation questions. The state portion of the exam consists of 40 questions. Applicants have a total of four hours to complete the exam.

A Washington managing broker license application must be submitted within one year of passing the exam.

All managing broker licensees must complete 30 hours of continuing education courses during each two year renewal period, which must include a three hour Core Course.
A minimum of 15 hours must be completed within 24 months of your renewal date. The hours must be completed after the date of first licensure as a managing broker.

Washington is a non-reciprocal licensing state.

Renewal Fee: $210
Fingerprint Processing Fee: $35.25
