Oklahoma Real Estate License Requirements

The Oklahoma Real Estate Commission oversees all real estate matters in the state of Oklahoma. The types of real estate licenses the commission currently issues are sales associate and broker licenses.

The requirements to become a real estate agent [sales associate] or broker in Oklahoma are as follows:

PROVISIONAL SALES ASSOCIATE LICENSE REQUIREMENTS:

To be eligible for an Oklahoma provisional sales associate license, applicant must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Applicant must submit fingerprints and undergo a national criminal background check. Fingerprint cards may be obtained by the Oklahoma Real Estate Commission or approved real estate school.

No prior real estate experience is required to obtain an Oklahoma provisional sales associate license.

Applicant must complete 90 clock hours of basic real estate instruction in a course approved by the Oklahoma Real Estate Commission.

After completing the prelicense education requirements, applicant must pass the state provisional sales associate exam. Applicants have a total of three hours to complete the exam.

An Oklahoma provisional sales associate license application must be submitted within 90 days of passing the exam along with proof of sponsorship by a licensed broker in Oklahoma.

All first-time licensees must complete a 45 hour post-license education course approved by the Oklahoma Real Estate Commission. Once the applicant submits proof of completing the 45 hour post-license course and submits a sales associate license application at the end of the one year license term, he or she will be eligible for a sales associate license.

A licensed nonresident or previously licensed applicant may be exempt from the prelicense education requirement.

Oklahoma has reciprocity agreements with the following states:
Alabama
Arkansas
Iowa
Louisiana
Maryland
Nebraska
North Dakota
South Dakota


SALES ASSOCIATE LICENSE REQUIREMENTS:

To be eligible for an Oklahoma sales associate license, applicant must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Applicant must submit fingerprints and undergo a national criminal background check. Fingerprint cards may be obtained by the Oklahoma Real Estate Commission or approved real estate school.

Applicant must have one year of experience as a real estate provisional sales associate and complete the 45 hour post-license provisional sales associate course within that one year period.

A sales associate license application must be submitted after completing the post license education requirement for the provisional sales associate license. Applicant must also submit proof of sponsorship by a licensed broker in Oklahoma.

All Oklahoma sales associate licensees must complete a 21 clock hour continuing education course every three years.

A licensed nonresident or previously licensed applicant may be exempt from the prelicense education requirement.

BROKER LICENSE REQUIREMENTS:

To be eligible for an Oklahoma broker license, applicant must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Applicant must submit fingerprints and undergo a national criminal background check. Fingerprint cards may be obtained by the Oklahoma Real Estate Commission or approved real estate school.

At least two years of active real estate experience within the past five years is required to obtain an Oklahoma broker license.

Applicant must complete 90 clock hours of advanced real estate instruction in a course approved by the Oklahoma real estate commission.

After completing the prelicense education requirements, applicant must pass the state real estate broker exam. Applicants have a total of six hours to complete the exam.

An applicant has the option of applying for a license as a broker associate, proprietor broker, managing broker for a corporation or association, or as a broker partner of a partnership within 90 days of passing the exam.

All Oklahoma broker licensees must complete a 21 clock hour continuing education course every three years.

A licensed nonresident or previously licensed applicant may be exempt from the prelicense education requirement.

South Dakota

To become eligible for a nonresident license in the state of Oklahoma an applicant must:
Have an active real estate license in a nonreciprocal state.
Have a minimum of two years of active experience as a sales associate or broker within the past five years.
Submit a certificate of license history for each state applicant has been licensed in.
Submit all forms, pay required fees and submit a nonresident license application.
