New Jersey Real Estate License Requirements

The New Jersey Real Estate Commission oversees all real estate matters in the state of New Jersey. The types of real estate licenses the commission currently issues are salesperson and broker licenses.

The requirements to become a real estate agent [salesperson] or broker in New Jersey are as follows:

SALESPERSON LICENSE REQUIREMENTS:

To be eligible for a New Jersey salesperson license, applicant must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Applicant must submit fingerprints for a criminal background check. Applicants must make a reservation with the fingerprinting vendor for the New Jersey Department of Banking and Insurance to complete the fingerprinting process.

No prior real estate experience is required to obtain a New Jersey salesperson license.

Applicant must have a high school diploma or GED and complete a 75 pre-license education course.

After completing the prelicense education requirements, applicant must pass the state and national salesperson exam with a minimum score of 70%. The exam consists of 110 questions with a four hour time limit.

A salesperson license application must be submitted within one year of passing the exam along with proof of sponsorship by a licensed broker in New Jersey.

All licensees must complete 12 credit hours of continuing education. At least 6 of the 12 credits must be core coursework, and 2 of the 6 hours must be on ethics.
An applicant renewing his or her license for the second year is not required to fulfill the continuing education requirements for that renewal period.

New Jersey does not have reciprocal agreements with any state.

Guaranty Fund Fee: $10


BROKER LICENSE REQUIREMENTS:

To be eligible for a New Jersey broker license, applicant must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Applicant must submit fingerprints for a state and federal criminal background check. Applicants must make a reservation with the fingerprinting vendor for the New Jersey Department of Banking and Insurance to complete the fingerprinting process.

At least three years of full time real estate salesperson experience during the past three years is required to obtain a New Jersey broker license.

Applicant must have a high school diploma and complete 150 hours of a pre-license education course, which includes a 90 hour general real estate course and two 30 hour courses on Agency/Ethics and Office Management.

After completing the prelicense education requirements, applicant must pass the broker exam with a minimum score of 70%. The exam consists of 120 questions with a four hour time limit.

A New Jersey broker license application must be submitted within one year of passing the pre-license education course.

All licensees must complete 12 credit hours of continuing education. At least 6 of the 12 credits must be core coursework, and 2 of the 6 hours must be on ethics.
Complete at least one or more broker pre-license course.

New Jersey does not have reciprocal agreements with any state.
