Florida Real Estate License Requirements

The Florida Real Estate Commission oversees all real estate matters in the state of Florida. The types of real estate licenses the commission currently issues are sales associate and broker licenses.

The requirements to become a real estate agent [sales associate] or broker in Florida are as follows:

SALES ASSOCIATE LICENSE REQUIREMENTS:

Applicants seeking a Florida sales associate license must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Residency in the state of Florida is not required to obtain a Florida real estate license.

Electronic fingerprints must be submitted at a designated fingerprinting facility for a criminal background check.

No prior real estate experience is required to obtain a Florida sales associate license.

Applicants must have a high school diploma or GED and complete 63 classroom hours of a prelicense education course. Course credits are valid for two years after the course completion date.

After completing the prelicense education requirements, applicant must pass the sales associate exam with a minimum score of at least 75%.

A “DBPR RE 11 – Become Active – Sales Associate” form must be submitted after passing the exam in order to activate the license, otherwise applicant is issued an inactive license.

All Florida sales associate licensees must complete at least 45 classroom hours of a post-licensing course before the initial license expires.

After the first renewal period, all sales associate licensees must complete 14 hours of continuing education courses during each two year renewal period, three of those hours must be in subjects mandated by the Florida Real Estate Commission.

Applicants who are members of the Florida Bar are exempt from taking the 63 hour prelicense course, the 14 hour continuing education course and the 28 hour Reactivation course but are still required to take the 45 hour post licensing sales associate course within the first renewal cycle.

Applicants with a four year degree in real estate are exempt from taking the 63 hour prelicense course. Official transcripts must be submitted with the license application.

Florida has a mutual recognition agreement with the following states:
Alabama
Arkansas
Connecticut
Georgia
Indiana
Mississippi
Nebraska
Oklahoma

Fees to obtain a Florida sales associate license include:
Exam Fee: $31.50
Sales Associate License Fee: $105
Fingerprint Processing Fee: $57.25


BROKER LICENSE REQUIREMENTS:

Applicants seeking a Florida broker license must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Residency in the state of Florida is not required to obtain a Florida real estate license.

Electronic fingerprints must be submitted at a designated facility for a criminal background check.

Applicants for a Florida broker license must have an active sales associate license and have at least two years of real estate experience during the previous five years.

Applicants must complete 72 classroom hours of a prelicense education course. Course credits are valid for two years after the course completion date.

After completing the prelicense education requirements, applicant must pass the broker exam with a minimum score of at least 75%.

A “DBPR RE 13 Broker Transactions” form must be submitted after passing the exam to activate the license, otherwise license is issued on an inactive status.

All first-time Florida broker licensees must complete 60 classroom hours of a post license education course before the initial license expires.

After the first renewal period, all licensees must complete 14 hours of continuing education courses during each two year renewal period, three of those hours must be in subjects mandated by the Florida Real Estate Commission.

Applicants who are members of the Florida Bar are exempt from taking the 14 hour continuing education course and the 28 hour Reactivation course but are still required to take the 60 hour post licensing broker course within the first renewal cycle.

Applicants with a four year degree in real estate are exempt from taking the 72 hour prelicense course. Official transcripts must be submitted with the license application.
