Connecticut Real Estate License Requirements

The Connecticut Department of Consumer Protection oversees all real estate matters in the state of Connecticut. The types of real estate licenses the department currently issues are salesperson and broker licenses.

The requirements to become a real estate agent [salesperson] or broker in Connecticut are as follows:

SALESPERSON LICENSE REQUIREMENTS:

Connecticut salesperson license applicants must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Applicants must also undergo a criminal background check.

No prior real estate experience is necessary to obtain a Connecticut salesperson license.

Prelicense education requirements for a salesperson license are as follows:
Complete 60 hours of Real Estate Principles & Practices within the past 10 years.

Connecticut Real Estate License Requirements

An application must be submitted to take the salesperson exam.

Applicants must pass both the state and general portion of the salesperson exam with a minimum score of 70% within one year of eligibility. The general portion of the exam consists of 80 questions with a 120 minute time limit. The state portion of the exam consists of 30 questions with a 45 minute time limit.

A Connecticut salesperson license application must be submitted within one year of passing the exam. Applicant must also submit proof of sponsorship by a licensed Connecticut broker.

All salesperson licensees must complete 12 hours of continuing education courses during each two year renewal period, which must include:
Three hours of CT Real Estate Law: Updated and Revisited
Nine hours of real estate elective courses

or

Pass the 40 question Connecticut Continuing Education Exam.

Connecticut has a reciprocity agreement with the following states:
Alabama
Colorado
Florida
Georgia
Illinois
Indiana
Massachusetts
Mississippi
Nebraska
New York
Ohio
Oklahoma
Rhode Island

Fees to obtain a Connecticut salesperson license include:
Exam Application Fee: $80
Exam Fee: $65
License Fee: $285
Guaranty Fund Fee: $20
Renewal Fee: $285-293


BROKER LICENSE REQUIREMENTS:
Connecticut broker license applicants must be at least 18 years old and be a U.S. citizen or alien authorized to work in the United States.

Applicants must also undergo a criminal background check.

At least two years of active real estate experience is required for a Connecticut broker license.

Prelicense education requirements for a broker license are as follows:
Complete 60 hours of Real Estate Principles & Practices within the past 10 years.
Complete 30 hours of Appraisals
Complete 30 hours of an elective real estate course

An application must be submitted to take the broker exam. Applicants must pass both the state and general portion of the real estate broker exam with a minimum score of 75% within one year of eligibility. The general portion of the broker exam consists of 80 questions with a 120 minute time limit. The state portion of the broker exam consists of 40 questions with a 60 minute time limit.

A Connecticut broker license application must be submitted within one year of passing the exam.

All Connecticut broker licensees must complete 12 hours of continuing education courses during each two year renewal period, which must include:
Three hours of CT Real Estate Law: Updated and Revisited.
Nine hours of real estate elective courses.
